  • The LS Ranch is located approximately 33 miles northwest of San Angelo and 80 miles southeast of Midland in both Sterling and Coke Counties. The ranch has approximately five miles of frontage along the east side of U.S. Highway 87 between Sterling City and Water Valley.
  • The LS Ranch is a rare offering that has been in the same family since 1911. It is located in an area of predominately large land holdings where very few ranches become available.
  • Terrain on the ranch consists of level and gently rolling grass country to rolling hills and more rugged hills in the higher elevations. Elevations range from 2,170 feet above sea level to 2,577 feet above sea level. The ranch provides a solid turf of native grass. Primary brush species consist of cedar, mesquite, agarita, and shin oak among other brush that is native to the area. Brush on the ranch has been well managed thru extensive brush control. Walnut Creek, a wet weather creek, traverses the eastern portion of the ranch.
  • This ranch is considered well watered. Water is supplied by nine water wells ranging from 120' deep in the lower elevations to 220' deep in the higher elevations. Seven water wells are equipped with submersible pumps and two with windmills. Concrete troughs and reservoirs are in excellent condition. Additionally, there are various earthen tanks that hold water.
  • The LS Ranch is a well maintained working livestock ranch that has an excellent set of improvements. The ranch is improved with an owner's house that was constructed in 2011. This house has a covered porch and a large rock patio that includes an outdoor kitchen and gas fire pit. The foreman's house was constructed in 1916. This house is in excellent condition and is surrounded by large live oaks, elms and pecan trees. Additional improvements consist of a well built and maintained barn and excellent set of pipe livestock pens set up to handle both cattle and sheep. There are various other outbuildings as well.
  • The Seller is offering 1/2 of the executive rights, 1/2 of the rights to receive bonuses and delay rentals and 1/2 of the royalty with the exception of Sections 11 and 12. These two sections are currently under lease and have production. The Seller will convey 1/2 of the executive rights, 1/2 of the rights to receive bonus and delay rentals and 1/2 of the royalty under these sections when production ceases.
