• Location
  Located approximately 6 miles north of Sweetwater on FM 419 and CR 438, a county maintained road.
• Acreage
  Gently rolling to hilly terrain with an elevation of 2,200 feet to 2,265 feet above sea level. Grasses are native and woody plants consist of mostly mesquite trees with brush in some areas. There are two fields consiting of 26.0 acres and 89.7 acres that are under the Conservation Reserve Program Contract (CRP). A third field containing 82.5 acre is still in cultivation. The remainder is pasture land and is divided into three pastures.
• Water
  The ranch has one water well equipped with a submersible pump and one well that is cased only. There are two dirt tanks. Water is not connected but is available from the Bitter Creek Water Supply.
• Minerals
  Sellers to convey 1/4 executive rights, 1/4 rights to receive bonuses and delay rentals and 1/4 royalty under 799.13 acres. The remaining 160 acres is to be conveyed surface only.
