Located on the N. Concho River approximately 9 miles northwest of the San Angelo city limits on US Highway 87 with access also from E. Carlsbad Loop.
Description
The northeast side of the river consists of 235.10 acres with 112 acres in cultivation. It has approximately 2,191 feet of frontage on US Highway 87 and approximately 2,400 feet on the N. Concho River.
The southwest side of the river consists of 336.75 acres in one pasture. It is gently rolling mesquite pasture with large pecan trees along the river. This side has approximately 5,700 feet of river frontage with 2,400 feet of the frontage being across the river from the front 235.10 acres or by E. Carlsbad Loop.
Fencing
The property is fenced with net and barbed wire fencing in average to good condition.
Water
There are six water wells on the 571.85 acres. Five of these wells and two concrete storage tanks are on the 235.10 acres. Four of these wells are cased and not being used and one is equipped with a windmill. That well was recently tested at 10gpm and one of the cased wells was tested at 12gpm. There is one cased well and a concrete storage tank on the 336.75 acres. This well was also recently tested at 25 gpm.
