The Mesa Vista Ranch is located approximately three miles southeast of Colorado City in the central portion of Mitchell County. The property is located approximately one mile east of State Highway 208 with approximately one-half mile of county road frontage.
This property consists primarily of gently rolling and open grass country in the northern and western portion of the property before it slopes off to the southeast into the North Fork of Champions Creek.
There are several drainages and rocky outcroppings that overlook the creek and feed off of a small mesa that offers great views.
The area along the creek offers more moderate brush cover that has been left to provide cover for wildlife.
Hardwoods along the creek include hackberry and china berry trees. Additional brush species include cedar, mesquite, lotebush, agarita, mormon's tea and other brush that is native to the area.
Elevations range from approximately 2,200 feet above sea level to approximately 2,100 feet above sea level.
Water is considered a strong point on this property. The North Fork of Champions Creek meanders through the southeastern quadrant of the property. At inspection in October of 2016, the creek was running. According to the Sellers, the creek is a wet weather creek that often has water in it.
In addition to the creek, there are two large stock tanks. One is spring fed and the other has water piped to it.
Ground water is considered a strength. The ranch is watered by four water wells.
One well has been used to irrigate alfalfa in the past and pumps approximately 200 gallons per minute. This well is equipped with a pump and can be operated by a generator.
Another well is located at the improvements and furnishes water to the barn as well as gravity flows to a large stock tank. This well is equipped with a submersible pump and a windmill.
Additionally, there are two other wells that pump 4 gallons and 50 gallons per minute that provide livestock water.
The Mesa Vista Ranch is well improved with a large barn that has approximately 16,000 square feet under roof. This includes 20' overhangs for storage of implements and equipment and a 40'x80' workshop on one end with five bay doors. On the other end is a 60'x25' partially enclosed storage area.
The barn has a large drive-thru area to allow for work and maintenance on large equipment. Additionally, there is a 1995 model R.V. and two 40' long sea containers used for storage.
Sitting on the edge of the mesa is a large home constructed entirely of concrete and steel. The plans for the house call for a Santa Fe style home with approximately 3,300 square feet of living space as well as a courtyard and three car garage. The house is plumbed for both electric and water. It is currently in need of the interior finish out. The sellers will provide the plans for completion of the house.
Also located near the improvements is a nice set of steel livestock pens and a loafing shed.
This property provides excellent quail hunting as well as hunting for deer, turkey and hogs. The current owners are avid birdwatchers and see numerous varieties of birds on the property.
The Seller's will convey 1/8th of their owned minerals.
