  • The ATA Ranch is located in southern Sterling County just north of Tom Green County line. The ranch is located approximately 16 miles southwest of Water Valley. Access is provided by traveling approximately ten miles on paved FM 2034 and then approximately six miles on a caliche easement road.

  • The ATA Ranch has been in the same family since 1928 and is located in an area of predominately larger land holdings where very few ranches become available.
  • The ranch is all native pasture. Terrain on the ranch consists of gently rolling hills and mesquite flats. Elevations on the ranch range from 2,408 feet above sea level to 2,582 feet above sea level. The ranch is fenced into five pastures and three traps. Both perimeter and interior fences are considered average to excellent condition. Primary brush species on the ranch include cedar, mesquite, agarita and other brush species native to the area. There is some scattered live oak located in the northeast portion of the ranch.
  • The ranch is watered by eight water wells. Seven wells are equipped with windmills and one with a submersible pump.
  • The ranch is improved with a modest headquarters complex located in the northeast portion of the ranch. The main house includes three bedrooms and two bathrooms and has new central heat and air. This house has new windows and the roof has been replaced in the last severals years. Additionally, there are two other small houses that are currently used to house hunters. There are several small barns and other outbuildings. There are two sets of pipe livestock pens.
  • The ATA Ranch is located in the triangle between San Angelo, Barnhart and Sterling City which has historically produced large white-tail bucks. The ranch has a healthy population of deer. Additionally, the ranch provides turkey and quail hunting.
  • The Seller will convey 5% of the mineral estate which is 1/2 of what the Seller owns. There is no production on the ranch.
