The Poor Hollow Ranch is located approximately 16 miles southeast of Christoval and approximately 35 miles southeast of San Angelo. The ranch has approximately two miles of paved road frontage along the west side of FM 2084, commonly referred to as Toe Nail Trail.
The Poor Hollow Ranch is a well located combination livestock and recreational ranch providing good hunting opportunities, a nice lodge and a large barn. Hunting in this area is considered excellent with solid populations of white-tailed deer, turkey and blackbuck antelope. The ranch has been well maintained and has a excellent turf of native grasses.
Terrain consists primarily of gently rolling live oak and cedar hills with Poor Hollow traversing the middle of the ranch. Poor Hollow provides deeper soils with excellent grass production. Elevations range from approximately 2,300' - 2,400' above sea level.
Water is provided by 4 water wells, all on electric submersible pumps. Two of the wells pump into stock tanks that maintain a constant level of water.
The ranch is improved with a 2,000 +/- square foot log house set among a nice motte of live oak trees. The house is approximately eight years old and includes two bedrooms and two bathrooms in addition to a large rock fireplace, granite counter tops, a large garage, mud room and hobby room.
Additionally, there is a 40' x 60' metal barn with a 20' overhang for equipment storage and overhead doors on each end.
The seller will convey 50% of the owned executive rights, rights to receive bonuses and delay rentals and royalty. There are two producing wells in the northeast portion of the ranch.
